How cleaners price a job
A price that holds up is built from the work, not from a hunch. Count the rooms, give each task a time, let a bigger or dirtier room take longer, then multiply the time by the hourly rate you need to charge.
Coming back every week costs less per visit than a one-time clean, because the home never gets far from clean. A deep clean and a move-out are not a regular visit with a little extra tacked on: they include work a regular visit skips. The range above follows that shape with round numbers. A company that sends a real price uses its own times and its own rate.

The assumptions behind this range
- A kitchen starts at 48 minutes, the living room at 32, each bedroom at 24, each full bathroom at 32, and a half bathroom at 16. Those are round stand-ins for a task list.
- Square feet are compared with a 1,600 square foot home. A smaller home is priced at 75% of that time. A larger one is priced at 125%, and a much larger one at 150%. That is as high as the size adjustment goes.
- A deep clean prices the time at 125% and adds extra tasks. A move-in or move-out prices it at 150% and adds still more, including baseboards.
- Inside the fridge adds 24 minutes and inside the oven adds 40, before the size adjustment. Interior windows add 8 minutes each, guessed at one window per 250 square feet, with at least 4 and at most 24.
- Weekly takes 15% off the one-time price, every two weeks 10%, and monthly 5%. A company sets its own discounts. These are round starting points.
- The low end uses $40 an hour and the high end uses $65 an hour. Minutes are rounded up to the next 15 minutes, and the price to the nearest $5. Nothing here is a market average.

- How is the range worked out?
- We add minutes for the kitchen, the bedrooms, the bathrooms, and the living room. Square feet are compared with a 1,600 square foot home: a smaller home takes less time and a larger one takes more. A deep clean or a move-in/move-out takes longer still. We round the minutes up to the next 15 minutes, then turn that time into money at a low hourly rate and a high hourly rate. Weekly, every two weeks, and monthly take a percent off the one-time price.
- Why a range instead of one number?
- The same house costs a different amount from one town to the next, mostly because the hourly rate is different. The low end uses $40 an hour and the high end uses $65 an hour. Your area may sit outside that spread.
- What is not included?
- Travel, supplies, tax, and anything we cannot see from a few numbers, such as heavy dirt, pets, or clutter. Inside the fridge, inside the oven, and interior windows are included only when you tick them.
